SIR by KISS

SIR by KISS is a collection of 53 apartments in Seseh, on Bali's quiet west coast, built in warm earth-toned architecture that opens onto the rice fields and the ocean. Three apartment types are released first: the 1 Bed Signature (40 to 45 m²), the 1 Bed Lux (50 to 55 m²) and the 2 Bed Lux (90 m², two ensuite bedrooms and a central lounge, only six available). One rooftop serves the whole building with a lap pool, sunbeds, a lounge and dining, with a café, sauna and ice bath below. Rental operation is run by BaliNest on a profit share of 20 percent with no fixed fee, and the developer projects returns of 10 to 20 percent a year at 85 percent occupancy. Pre-launch prices start at about $198,000 (AUD 285,000) and rise by 5 percent at the public launch on 26 October 2026. Twenty-four private pool villas, twelve two-bedroom and twelve three-bedroom, follow in a later release for 77 keys in total. More than 8,000 people are on the waitlist.
