Question 4

What payment plan information is available?

Accepted Answer

OffPlan shows actual payment plans for each development, such as milestone-based payments and flexible payment structures like 60/40 plans, with specific terms visible per project.

Question 5

Is it risky to buy off-plan property in multiple countries?

Accepted Answer

Yes, off-plan purchases carry inherent risks including construction delays, developer default, and varying legal protections across jurisdictions. OffPlan lists verified developments, but buyers should independently verify each developer's track record, local escrow laws, and legal protections in the specific country before committing.

Question 6

What happens to my deposit if a project is delayed or the developer defaults?

Accepted Answer

Deposit protection varies significantly by country and developer. Some markets like Dubai have mandatory escrow accounts, while others may not. OffPlan does not guarantee any specific protection; buyers must confirm the actual escrow arrangements, insurance, and legal recourse available for each specific project and jurisdiction.

Question 7

How reliable are the projected ROI figures shown?

Accepted Answer

Projected ROI figures are estimates based on market assumptions and are not guarantees. Actual returns depend on market conditions, rental demand, currency fluctuations, and successful project completion. Buyers should conduct independent due diligence and consider these projections as indicative only.

Question 8

Can I resell an off-plan property before completion?

Accepted Answer

Resale liquidity for off-plan properties varies by market and project. Some developments allow assignment of contracts, others do not. Market conditions at resale time may differ significantly from purchase, potentially resulting in losses. Verify the specific resale and assignment terms for each project.

Question 9

Are there hidden fees or restrictions I should know about?

Accepted Answer

Off-plan purchases often involve additional costs beyond the purchase price including transfer fees, agent commissions, legal fees, and ongoing service charges. Foreign ownership restrictions, minimum stay requirements (like Canggu Hills' no daily rentals policy), and financing availability vary by location. Review all terms and local regulations for each specific project.
